Strong Local Schools Increase Home Values by 77 Percent!

Good schools help home buyers determine where they want to focus their property searches. Families want neighborhoods with an excellent quality of life where they can ensure their children receive the best education possible….BUT good schools are not just a benefit to those homeowners with young children! According to the recently released ATTOM Data Solutions 2016 Schools and Housing Report, homes in zip codes that contain at least one highly ranked elementary school have home values 77 percent higher than homes in zip codes without one!!!


To find these results, ATTOM Data Solutions examined almost 19,000 elementary schools across the nation in 4,435 zip codes. Elementary schools were defined as “good” if their 2015 average test scores were at least one-third above the respective state average. This data was then analyzed alongside the 2016 home values and price appreciation in the local area.  


As of July 2016, the average estimated home value was $427,402 in 1,661 zip codes with at least one good school. This is compared to the average estimated home value of $241,096 in the 2,774 zip codes without a good school. That’s a difference of 77%!


Homes in zip codes with good schools also provide a good long term investment for owners. The study found that homeowners residing in such zip codes had...on average...a 32 percent return on their investment! Over the past decade, home appreciation values have been far more volatile in those zip codes without any good schools.

Texas makes the Top 10 List of Best Places to Retire!

Congrats…’ve retired!!! Now it’s time to decide where you want to lay down roots for those days of freedom ahead of you. Finding a community to retire to is a major decision that involves a lot of factors. Affordability, access to amenities, closeness of friends and family members, and weather all come into play when looking for the perfect place to retire. The best states for retirement are those where you can have a high quality of life while maintaining a lower cost of living. Texas was recently named one of the Top State for Retirees…..and it’s no wonder why!!


Finance website WalletHub ranked the 50 states and the District of Columbia based on several key factors to determine which were the best states to call home in retirement. Their rankings are based on 3 areas, including affordability, quality of life, and health care. Within each of these broader categories were metrics that helped determine the overall score. When the results came in, Texas was ranked #7 in the country! With an affordability rank of 9 and a quality of life rank of 16, the state is a fantastic option for retirees!


There are so many amazing communities to choose from in the Houston area when you are looking for a new place to call home during your retirement. With access to a thriving metropolitan area as well as temperate winters, the suburbs of Houston are an amazing spot for retirees.

Sugar Land: This city was one of the fastest growing in the country. It has high economic development and is now a major metropolitan center in the region. Houston Suburbs Ranked as Best Cities in Texas for Families!

The great state of Texas is an amazing place to call home! When you have a family though and are looking to move, its important to consider all the factors that lead to a happy life for you and your loved ones. The suburbs of Houston offer amazing family-friendly communities! Congrats to Pearland (#9), Sugar Land (#11), Friendswood (#17), and Deer Park (#28) for ranking in the Top 30 Best Cities for Texas Families!!! 

Personal finance website Wallet Hub compared 112 of the largest Texas cities to determine which were the top communities to raise a family. The rankings are based on 21 factors that they determined were the most important for livability for families of all types. These factors were broken down within 4 broader categories, with each category accounting for one fourth of the final score. The categories included..(1) Family Life and Fun..(2) Education, Health and Safety..(3) Affordability..and (4) Socioeconomic environment. 

The city of Pearland (population of 103,441) made it into the top 10 of the list! It's no surprise that this southern Houston suburb came in at #3 for affordability and ranked highly in the categories of education, health, and safety and socioeconomic environment. With a healthy local economy and higher than average household income, Pearland has a stable workforce with the majority of its residents owning their homes. Sugar Land (population of 86,777) ranked in the top 12 cities in education, health, and safety, affordability, AND socioeconomic environment! Although this southwestern suburb has some of the most expensive real estate in the country, its residents are mostly employed in white collar occupations. This community is also incredibly well-educated with 54.15% of its adult population having received a bachelor's degree or higher. The southeastern city of Friendswood (population of 38,260) succeeded in the areas of affordability, soecioeconomic environment, and education, health, and safety. This suburb is also known for its expensive real estate. Its high household income accounts for the affordability ranking. This community has a crime rate lower than the state and national average. Deer Park (population of 33,719), located southeast of Houston, ranked highly in affordability. The house market in this city has appreciated over the last several years. The workforce is a combination of white collar and blue collar workers with the majority of the population considered to be middle class. Most families own single family homes. All of these cities are strong communities on their own but do also benefit from their proximity to Houston. As the fourth largest city in America, Houston is a major metropolis. Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.
